When it comes time to buy, sell, or refinance your home, rely on Patriot Title to conduct your settlement. There are two very critical components to the settlement that our company handles.

First is the provision of title insurance, which guarantees to you or the buyer and the lender that the title itself is clear and marketable. In order to insure this, we must first evaluate the property itself and make sure that there are no outstanding claims against it, such as liens or other encumbrances, that might jeopardize the clear title. We also are required to verify the legal sufficiency of the previous deed and its supporting documents, and report any restrictive covenants, easements, and rights of way on the property.

All of these things, of course, depend on local statute and Iowa state law. Our officers and attorneys are on the spot to make sure everything is done correctly to avoid any problems along the way.

The other critical component of Patriot Title's role in your transaction is the handling of the financial aspect. We actually conduct the final settlement, and then are responsible for receiving the funds and then finally disbursing them appropriately.

Lastly, once the settlement is completed, it is our job to record the new deed and other documents with any appropriate Iowa state and local agencies.
